Gulberg Islamabad, also known as IBECHS Phase-3, is a housing project by IB Cooperative Housing Scheme (IBECHS). Few words About IBECHS

The IBECHS is a welfare organization working for the shelter requirement of the IB employees, and the management committee members must comprising of serving IB employees. It has its head office in Blue Area Islamabad.

With a history of housing projects by the name of IBECHS Phase 1 & later IBECHS Phase 2, also known as Pakistan Town near PWD. After the successful completion of earlier projects, IBECHS launched its mega project in 2005, by the name of Gulberg Islamabad. Spread over thousands of Kanalsit offers a unique housing opportunity to the twin city residents.

Project Location

Gulberg Islamabad is located on the prime location of Islamabad Expressway at the junction of Islamabad Zone iV and Zone V, with straightforward access to Islamabad and Rawalpindi.

According to property dealer experts, the Location is the most lucrative part of Gulberg as its distance from Old Banazir Airport is 3-KM, and it is about 11 KM from much revered Islamabad Club. The Farm Houses are located just at the entrance from main Islamabad Highway. Master Plan

The master plan consists of two projects, i.e., Gulberg Greens. It is an Agro Farm Housing Scheme. Secondly, Gulberg Residencia that consists of 200 yards up to 1000 yards residential plots for the investors.

Gulberg Greens

Gulberg Greens is the Agro Farm-Housing Scheme located on MouzaKoral in Zone-IV of Islamabad on Main Expressway. The area comprises of thousands of Kanals of green land. It has six blocks, i.e., A, B, C, D, E, and Executive blocks.

Gulberg Islamabad has completed the construction and development of blocks A, B, and C, where possessions have been announced. Block D & E are currently under construction where hundreds of labor & machinery are actively working towards speedy development of the project.

A Commercial project has also launched with the name of Gulberg Trade Center in the block B of Gulberg Greens, where booking is currently underway.

Commercial plots of 40×40 size are available in B block, where a minor commercial area is developed close to the entrance after crossing the first bridge. The price of these commercial areas is very high, i.e., above 3.50 crores, which is payable in 4 equal installments. Hence, the location is quite appealing, and it can be one of the most expensive and lucrative commercial area of this society in the following years.

Gulberg Residencia

Gulberg Residencia is located about 6 – 7 KM on the Islamabad Highway. A 220 ft wide Gulberg Expressway joins Gulberg Greens with Gulberg Residencia through an under constriction bridge. The revised layout plan was approved by the CDA back in 2010 & NOC was issued in 2011.

It is spread over 15000 kanals comprising 10,000 residential areas. The project is separated into 21 blocks from A to V, excluding U. commercial block D of Gulberg Residencia, which is entirely developed already while the remaining 20 blocks are residential. Various Plots of different sizes are also available, ranging from 200 Square Yards, 272 Sq. Yards, 356 Sq. Yards, 500 Square. Yards and 1000 Sq. Yards.

Gulberg Islamabad is all set to develop a new Blue Area right along the Gulberg Expressway, through A & B blocks of residencia leading toward Commercial D Block.

The principal consultant firm for the development of Gulberg Islamabad is Urban Planning & Design Pvt Limited (UPDL). It is making progress towards completion before the estimated time-frame. UPDL is also responsible for the engineering design, town planning, , and supervision of overall development work.

Four Blocks are given possession of plots so far, i.e., Block-E, Block F, Block-G, and Block J. Block-I is nearly developed too and close to ownership transfer. Parts of H, O, T, V, and L blocks are quite developed. The society is developing land at various blocks, including A & B, as you will find asphalt or paved streets and roads in many neighborhoods.

Block-V is close to Naval Anchorage, and it will have an access gate from Naval Anchorage as shown on its master plan map.

Commercial plots of Gulberg Residencia are yet to be launcheed, so investors have this significant investment opportunity to get commercial plots as soon as these are started at various locations of Gulberg with a flexible payment plan.
